Staff were super welcoming in the beginning and checked in on us with a complimentary bottle of sustainable Chilean bubbles. But only to sell us on something. Lots of Sargassum. Small pool. Marriot amenities available but the food is abismal. It’s not expensive to serve your guests a proper dish (this is for the Marriott). Our bathroom amenities were almost empty and also lack luster. Kitchen management obviously has no taste or skill. Services were lack luster. Lighting in the bar inside felt like an interrogation. The lack of attention to details ensure I will never return and never recommend. If the food was more thoughtful then possibly.

The staff are super friendly. The only drawback is the time of year and the Atlantic, so no fault of Dawn Beach Club. Our 3 bedroom is very nice, overlooking the ocean. The beach doesn't really exist now because of the seaweed bloom, it has taken over. Being able to use the JW Marriott amenities is a plus too. Might stay on the French side next time.

My stay at The Dawn Beach Club was truly an unforgettable experience. From the moment you arrive, you feel the calm, privacy, and beauty that makes this place so special. The location is simply stunning — waking up to the sound of the ocean and having direct access to one of the most beautiful beaches in Sint Maarten is something you don’t experience everywhere. The views are breathtaking, especially at sunrise. The apartments are spacious, comfortable, and well-equipped, perfect for both short and long stays. Everything feels clean, well-maintained, and designed to let you relax and enjoy the island at your own pace. What really stands out is the atmosphere — peaceful, safe, and away from the busy crowds, yet still close enough to everything you may want to explore on the island. I also had the opportunity to capture some drone shots of the property and the surrounding area, and from above you can truly see how unique and beautiful this location is. If you are visiting Sint Maarten and looking for a place to relax, recharge, and enjoy incredible ocean views, I highly recommend The Dawn Beach Club. I will definitely be coming back

Beware of their TimeShare scam! They use a scratch-off ticket to tell you that very few lucky people win a prize, but in reality, everyone has a prize to get you in a visit. Once you get to their endless presentation, which uses every manipulative and high-pressure sales tactic imaginable, the prize you supposedly win is scam too. No money, no iPhone, no iPad, just a worthless piece of paper for a trip no one will ever use. Don't waste your time, RUN ! Their practices are absolutely shady from start to finish!

I am beyond frustrated and deeply disappointed with the Dawn Beach Club’s refusal to show even a shred of empathy or flexibility regarding my contract. It feels fundamentally unethical to legally trap someone into a 99-year "vacation" commitment that they no longer want, use, or can justify. My husband retired a few years ago, and I retired this past May; while I have worked hard to be financially stable, my income is naturally not what it was, and this timeshare has become a significant financial burden. I would much rather put those resources toward my grandchildren’s education, yet I am being forced to maintain a contract that I am terrified will eventually become a burden for my daughters to inherit. To make matters worse, the property’s value and reliability have plummeted following the long periods of unavailability after Hurricane Irma and the pandemic. I was also initially led to believe this resort was affiliated with a major national brand, which I now know is not the case. The fact that management offers no buyback or exit options—leaving the entire weight of resale on the owner—is predatory. Please, if you are considering signing anything here, be warned that you are signing away your freedom if situations change for you, as they do for almost everyone.
