The staff are super friendly. The only drawback is the time of year and the Atlantic, so no fault of Dawn Beach Club. Our 3 bedroom is very nice, overlooking the ocean. The beach doesn't really exist now because of the seaweed bloom, it has taken over. Being able to use the JW Marriott amenities is a plus too. Might stay on the French side next time.

My stay at The Dawn Beach Club was truly an unforgettable experience. From the moment you arrive, you feel the calm, privacy, and beauty that makes this place so special. The location is simply stunning — waking up to the sound of the ocean and having direct access to one of the most beautiful beaches in Sint Maarten is something you don’t experience everywhere. The views are breathtaking, especially at sunrise. The apartments are spacious, comfortable, and well-equipped, perfect for both short and long stays. Everything feels clean, well-maintained, and designed to let you relax and enjoy the island at your own pace. What really stands out is the atmosphere — peaceful, safe, and away from the busy crowds, yet still close enough to everything you may want to explore on the island. I also had the opportunity to capture some drone shots of the property and the surrounding area, and from above you can truly see how unique and beautiful this location is. If you are visiting Sint Maarten and looking for a place to relax, recharge, and enjoy incredible ocean views, I highly recommend The Dawn Beach Club. I will definitely be coming back

Staff were super welcoming in the beginning and checked in on us with a complimentary bottle of sustainable Chilean bubbles. But only to sell us on something. Lots of Sargassum. Small pool. Marriot amenities available but the food is abismal. It’s not expensive to serve your guests a proper dish (this is for the Marriott). Our bathroom amenities were almost empty and also lack luster. Kitchen management obviously has no taste or skill. Services were lack luster. Lighting in the bar inside felt like an interrogation. The lack of attention to details ensure I will never return and never recommend. If the food was more thoughtful then possibly.

We just got back from a week at dawn beach club resort. Overall the resort is clean, staff is friendly, and the 3 bedroom unit we stayed in was pretty nice. Beds were comfortable, water pressure was good, and we had everything we needed (we were not in the room much). We were there with three boys under 12. They, especially the youngest, loved the Marriott pool. The complimentary water and sunscreen by the pool was nice touch. We also enjoyed the close encounters with iguanas and lizards every day. Small exercise space seemed nice. Was too busy to use it, but looked like it had everything you’d need. Pretty sure you could also go use the Marriott one too, which was very nice and modern looking. We only ate at carambola. It was pricey, but lunch and dinner were pretty good. Breakfast buffet is $39 for an adult and not worth the price. Some drawbacks: - beach is almost non existent. So if you want a lazy beach day, you have to drive to another one. - you have to drive or rent a taxi for any kind of beach or entertainment days. Nothing really in walking distance. - water was very rough during our stay and tons of seaweed. So not safe for boys to swim and not sure they’d want to anyway. - there is very little to do on the grounds. They have two sets of cornhole boards by the pool, and that’s pretty much it. Other “activities” were wine and cheese night by the small pool, bonfire with smores for two nights, and one-man or two-man bands. There was a fire show that took 80 minutes to see it all, but there was roughly 5 minutes of actual show (was split into 3, 90-second acts). - it’s an island that imports everything, so food on site is super expensive. It is at most places, but feel like quality at carambola didn’t match price like it did in phililpsburg and grand case. Timeshare part: So they will try to sell you a timeshare. They will be super friendly, and depending on the sales person they will even remain friendly after you say “no thank you.” However some may seem to get annoyed or even mad at you. They may even insult your intelligence or try and guilt trip you for saying “no thank you.” Don’t get offended. It’s all part of the process. If you’re not interested, listen to their pitch, politely say there is no way you’re leaving with a timeshare or “membership”, get your $150 voucher and have a great rest of your vacation. Don’t give them obstacles to overcome (we can’t afford it, we’re not sure of location, not sure we can vacation every year). They’re ready for these objections and will try and find ways/deals for you. So politely say “thank you so much for sharing all this and your time, but we’re not interested in a timeshare.” They’ll call managers over to sweeten the deal, but they will not fight nearly as hard because your answer is “there is no way we’re leaving with a timeshare.” There is no room for negotiation. So this is a well maintained resort that could be perfect for anyone that just wants to chill by the pool all day in a tropical location. If you want to do more and prefer beaches to pools, and don’t want to have to drive somewhere everyday, maybe not the resort for you.

Beware of their TimeShare scam! They use a scratch-off ticket to tell you that very few lucky people win a prize, but in reality, everyone has a prize to get you in a visit. Once you get to their endless presentation, which uses every manipulative and high-pressure sales tactic imaginable, the prize you supposedly win is scam too. No money, no iPhone, no iPad, just a worthless piece of paper for a trip no one will ever use. Don't waste your time, RUN ! Their practices are absolutely shady from start to finish!
